By giving my credit card number,  I agree that the conditions and information contained in this rental policy have been read carefully and accepted by me on
behalf of all members of my party and agree to abide by such conditions and limitations Reservations and/or Deposit Requirements: A Reservation Deposit equal
to 35% of the Total Amount Due is required at booking in order to confirm your reservation. Your Reservation Deposit may be made by Visa, Master Card,
American Express or Discover. This reservation deposit will be applied towards your Rental Fee.
Short Term reservations made within Thirty (30) days of arrival date and monthly reservations made within ninety (90) days of arrival date will require full payment
of your reservation at booking in order to confirm your reservation. There will be a non-refundable processing fee added to all reservations at the time the
reservation is made.
Falsified Reservations:
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, and/or balance of rental payment. Guest will not be permitted to
check-in or will be evicted per Mississippi Code of 1972, section 75-73-13 http://www.mscode.com/free/statutes/75/073/0013.htm
Minimum Stay:
Rental rates are based on a two or three night reservations, longer stays may be required during holidays, peak seasons or specials events. If you require a shorter
stay, please ask for availability and rate.
Limited Damage Waiver:
For each of our guests we offer the option of purchasing damage protection for their stay in the form of a Limited Damage Waiver. This Limited Damage Waiver is
a $35 fee added to the reservation total and is automatically added to each web reservation. It covers the registered guest against any accidental damages to the
unit or its contents for an amount not to exceed $1200, when reported immediately. This fee eliminates the necessity for the traditional security
deposits. This gives our guests a complete and total peace of mind by knowing "When accidents do happen…You are covered!" Please report any damage to the
unit as soon as it occurs so that we may be able to access and/or minimize the extent of damages. The Limited Damage Waiver is ONLY valid if the incident is
reported PRIOR TO CHECK OUT. It will become void upon departure. Intentional damages or those in excess of $1200 are the responsibility of the person
named on the reservation. Guests wishing to opt out of the Limited Damage Waiver may do so at check-In and will be required to pay a refundable damage
deposit of $300. This refundable deposit covers the guest up to $300 worth of damage. If additional damage is found in the unit upon departure that exceeds the
$300 damage deposit, this additional amount will be charged to the guest. If no damage is found after departure, the $300 damage deposit will be refunded to
the guest within 10 days of their departure.
Payments:
The total balance is due thirty (30) days prior to the check-in date and the balance of monthly reservations are due ninety (90) days prior to the check-in date. The
balance will be charged to the credit card given for deposit unless you notify the office of another form of payment. The balance due may be made by personal
check, traveler's check, bank money order, Visa, Master Card, AMEX or Discover. Rental rates are subject to Mississippi State and local taxes and are
subject to change.
Cancellations Policies:
A $50 cancellation fee is assessed for all cancellations. All short term reservations cancelled thirty (30) days or more prior to your check-in date and all
monthly reservations cancelled ninety (90) days or more prior to your check-in date will receive full refund of the Reservation Deposit, less the $25 Non-
Refundable Processing Fee and the $50 Cancellation Fee. All reservations that are not paid prior to thirty (30) days of your the check-in date and all monthly
reservations not paid prior to ninety (90) days of your check-in date will be cancelled and all advance payments will be forfeited. All short term reservations
cancelled less than thirty (30) days prior to your check-in date and all monthly reservations cancelled less than ninety (90) days prior to your check-in date will
forfeit all advance payments. Should Biloxi Beach Resort Rentals, LLC be able to rent the unit during any of your original reservation period for which you
cancelled, we will in turn, credit the amount we were able to receive on the unit back to you as we have no desire to receive double compensation for a rental
and believe it is only fair to return any monies received to you. It is our desire to be fair and honest with both our owners and guests.
Travel Insurance:
Biloxi Beach Resort Rentals, LLC has partnered with CSA TRAVEL PROTECTION to provide you with optional important insurance coverage, benefits and 24-
hour emergency assistance to take care of you while traveling and protect your hard-earned investment. This optional coverage is only 6.95% of your total trip
cost. At the time you make your reservation, optional Travel Insurance will be included in the total cost. You may choose to opt out of this coverage if you
wish. If you choose to opt out of the coverage you may call or email us to add Travel Insurance to your reservation (if you do so before your cancellation date,
which is thirty (30) days prior to your check-in date for short term reservations and ninety (90) days prior to your check-in date for monthly reservations.)
Please Click Here to obtain your Travel Insurance policy or certificate of insurance for your Covered Trip if you have paid for or authorized payment for the Travel
Insurance. The travel protection, if purchased, includes insurance coverage for the Trip Cancellation, Trip Interruption, Travel Delay, Baggage Delay, Accidental
Death and Dismemberment and Emergency Assistance. Please read your documents carefully as certain limitations, restrictions and exclusions apply. The
insurance coverage is underwritten by Stonebridge Casualty Insurance Company and the non-insurance assistance services are provided by CSA’s designated
provider. Please contact CSA at 866-999-4018 if you have any questions. Please note: Biloxi Beach Resort Rentals, LLC cancellation policy does not provide
refunds for unforeseen developments such as illnesses, mandatory hurricane evacuations and similar events that can affect your trip. We strongly suggest that you
purchase Travel Insurance.
Refunds:
Refunds are only issued for cancellations OUTSIDE of the cancellation date range (30 days or more prior to your check-in date for short term rentals and 90 days
or more prior to your check-in date for monthly rentals). Refunds do not include the Non-Refundable Processing Fee, Cancellation Fee or the cost of the Travel
Insurance. NO REFUNDS are issued for cancellations or early departure due to inclement weather or personal circumstances inside the cancellation date range.
Guests purchasing Travel Insurance (see above) may qualify for a full refund through CSA Travel Protection.
Confirmation:
We will email a confirmation of your reservation upon receipt of the reservation deposit and processing fee. Please review the confirmation carefully to verify the
property rented, the dates of the rental, the applicable charges and any special notes. Contact our reservation department immediately to report any errors. After 3
days the confirmation will be considered accurate.
Unit Assignments:
We reserve the right to substitute comparable accommodations without notice or liability should the reserved unit be out of order or not available for any reason.
When comparable accommodations are not available, renter will have the option of selecting from available properties at the published rate or receiving a
complete refund.
Check-In:
Where: : All guests must check-in at our office located in the lobby of The Legacy Condominium Tower I, which is located at 2230 Beach Drive, Gulfport MS.

When: Check-in begins at 3:00 p.m. for all properties. Please notify us if you plan to arrive after 6 p.m. so we can make arrangements for a late check-in.
During Peak season, unavoidable delays may occur. Your patience will be appreciated. Late Check-In: Guests who arrives late MUST check-in at our office by 10
a.m. the following morning.  All units will be inventoried and inspected BEFORE and AFTER each occupancy.
Ocupancy:
The total number of persons allowed in the property, including children, at any time is restricted to the stated sleeping capacity for each property. These numbers
are governed by the association and owner preferences. Sofa and bunk beds are recommended for use by children. We are very serious about maintaining a
family atmosphere for the quiet enjoyment of our guests. We rent to family groups, couples and responsible adults. Biloxi Beach Resort Rentals, LLC will
not rent to anyone under 25 years of age. The person checking in must be the qualified person who is renting the property. The qualifying person must show
identification upon check-in. The qualifying person renting the property is responsible for the conduct of all guest and other occupants, and must occupy the
property for the full term of the reservation. Guests under 25 must have direct adult supervision at all times when on rental premises. Absolutely no loud parties or
illegal activities are allowed. Biloxi Beach Resort Rentals, LLC reserves the right to enter the rental property anytime to investigate disturbances, occupancy
and/or damage. Any violators will be evicted without refund. Mississippi Code of 1972, section 75-73-13 http://www.mscode.com/free/statutes/75/073/0013.htm
Linens, Towels and Supplies: Linens and bath towels are provided and are not to be taken from the unit. Should you desire to use a towel while at the beach or
pool(s), we suggest you bring a beach towel. A starter supply of trash liners, dish detergent, dishwasher powder, laundry soap, paper towels, bath soap, shampoo
and bathroom paper is provided to you by Biloxi Beach Resort Rentals, LLC.
Departure Cleaning Fees:
A departure cleaning fee is required for all reservations. Our cleaning includes the stripping and remaking of the beds with fresh linens, light dusting, vacuuming
and mopping of floors, cleaning and sanitizing bathrooms. If additional cleaning is required after your check-out or furniture needs repositioned you will be
charged an additional fee Guest is responsible for: • Removing all food from the refrigerator. • Removing all food from the refrigerator/freezer.
• Placing soiled dishes, glassware, silverware, and pots are to be placed in dishwasher and cleaned. • Placing all debris, garbage and discards in the trash chutes
provided on each floor. • Leaving unit in a neat condition and furniture arranged as you found it. • Making sure that no items are missing from the unit. (There will
be a charge for the cost of any missing items). • Placing all remotes on TV stands. (There will be a $50 charge for missing remotes).• Setting the thermostat to 78
degrees (April to October) and 62 degrees (November to March) • Closing and locking all doors and windows. There will be a minimum charge of $50 if additional
cleaning or returning furniture back to its original position is required.
Check-Out:
Where: All guests must check-out at office located in the lobby of Legacy Tower I. DO NOT LEAVE KEYS IN THE UNIT. Keys are to be returned to our office upon
check-out. Lost keys or keys not returned to the front desk upon check-out will result in the lock having to be changed and the guest will be charged $75.
When: Check-out is at 10:00 a.m. for all properties. Guests who check-out after 10:00 a.m. will be charged for an additional day.
General:
Furnishings: You are renting a privately-owned condominium. It has been decorated and equipped to satisfy the particular tastes and desires of the owner. Please
be considerate of the belongings of the owners and the people who will be renting this unit after you. Please do not rearrange the furniture, take any items outside
that are part of the interior décor, or move any furnishings or kitchen items to another unit. You will be charged if the housekeepers have to
rearrange the furniture after your stay. The unit descriptions were correct at the time of posting, but subsequent owner renovations may have resulted in changes.
Although every effort has been made for accuracy, Biloxi Beach Resort Rentals, LLC is not responsible for errors in this publication for property changes made by
owners or for any condition beyond our control upon arrival. Rental agent represents property to the best of his/her ability and assumes no liability for
errors or omissions. After Hour Emergencies: There is an agent on call 24 hours a day for emergencies. Call the regular office number and the answering service
will contact the agent. Non-Emergencies will be noted and handled the following day during office hours . Maintenance: Please report any damages or
malfunction of equipment to the rental office as soon as possible. Failure to do so may incur some liability to the guest. No compensation will be given for
temporary outage of electricity, gas, water, and cable or telephone service. Outages will be reported immediately and all efforts will be made to have them
restored as soon as possible. The operation and maintenance of these utilities is out of the control of Biloxi Beach Resort Rentals, LLC. Appliances, Air
Conditioners and hot tubs/Jacuzzis are not guaranteed and refunds cannot be given for failure or breakdown. Biloxi Beach Resort Rentals, LLC will attempt to
repair or replace any item during your stay. If a part has to be ordered and the item cannot be repaired before your departure, no money will be refunded.
Items left in unit: Biloxi Beach Condo Rentals, LLC is not responsible for items left in the unit. A fee of $20 is charged plus shipping cost to cover the means of
shipping requested by the guest. Balcony: Do not hang towels over balcony railing. Grilling: Fire department regulations prohibit the use of grills on all decks,
porches and balconies. Some complexes have common area grills for guest's use. Water Features: Renters agree to release and hold harmless Biloxi Beach
Resort Rentals, LLC and owner(s) from any and all liability relating to water features, I.e. swimming pools, hot tubs, bayous or Gulf access. Further, they agree to
indemnify Biloxi Beach Resort Rentals, LLC and the owner(s) from any liability causes of action and to be responsible for defending Biloxi Beach
Resort Rentals, LLC and said owner(s). Pools: Pools hours are from 7:00 a.m. to 10:00 p.m. All children under the age of (12) must be accompanied by an adult at
ALL times. No glass is allowed in any pool area. Balcony: The hanging of bathing suits, towels or clothing upon balcony railings is not permitted. Do not throw
anything from balcony. Pets: Unless your unit is a pet friendly unit and a pet fee has been paid in advance, any evidence of a pet(s) found in your unit or on the
premises, will result in your being asked to vacate immediately with no refund of rent. Guest may also be charged an additional $200 to $600 (Deep-
Cleaning Fee) depending on the size of the rental unit. Non-Smoking Units: Smoking is strictly prohibited inside "NON-SMOKING" rental units. If any
evidence of smoking is found in your non-smoking rental unit, guest will be charged an additional $200 to $600 (Deep-Cleaning Fee) depending on the size of the
rental unit. Parking: Please park in designated parking areas only. Most properties only allow two (2) vehicles and no boats, jet skis or RV's. Please make
arrangements before arrival. Fireworks: The use of fireworks is prohibited on all of our vacation properties. Local City ordinances and fire code prohibit the use of
fireworks on beaches, buildings or grounds. Lock Out: In the event a guest becomes locked out, a $25 service fee will be charged during normal working hours for
re-entry and $50 service fee for after hours or Sundays. Inclement Weather: Refunds will not be made for inclement weather. In the event of mandatory
evacuation by civil authorities, the unused portion of the rental period will be refunded. Telephone Service: For your convenience, a telephone is provided in
most of our rental units. Local calls are free. Long distance calls may be made collect, charged to your credit card, calling card or to your home telephone.
Residences for sale: In the event the unit you are renting is listed for sale, we may need to show the unit during your visit. We will make every effort to schedule the
showing at a convenient time so we do not disrupt your vacation.
Agency Disclosure: Biloxi Beach Resort Rentals, LLC is the agent of the property owner and is acting at all times, in and for the best interest of the Client-Owner(s).
Biloxi Beach Resort Rentals, LLC will treat all customers/guests with honesty and fair dealings. Guest understands that no security is provided at this property.
Neither Biloxi Beach Resort Rentals, LLC nor the owner(s) are liable for injury, damage, violence or otherwise that might happen to the guest while at a
property. Agent will not be held responsible for acts of theft, vandalism or damages to the owner or guest's personal property.

an additional $200 to $1600 (Deep-Cleaning Fee) depending on the size of the rental unit. Parking: Please park in designated parking areas only. Most properties
only allow one (1) vehicle and no boats, jet skis or RV’s. Please make arrangements before arrival. Fireworks: The use of fireworks is prohibited on all of our
